Services and Marketing Boosters

Choose which additional services you require, please bear in mind you are legally required to provide an Energy Performance Certificate (EPC) as well as a Gas Safety Certificate, both of which we can organise for you. Please note you will need to have a new gas safety certificate completed at least every 12 months, as well as having regular boiler maintenance and servicing completed in accordance with the manufacturers instructions.

We have developed a wealth of optional marketing boosters, each one either helping you attract more online property views or in turn converting those online views to actual viewings and therefore achieve a faster sale. For example; Rightmove has stated the Rightmove Premium increases clicks on your property by 33%.

Home Visit

Once you have signed up the next steps are to complete the property questionnaire and book in your home visit, if you have chosen for us to complete your photography . Your local HouseSimple.com representative will organise with you directly to visit your property where necessary (Contact will be made within 24 hours of ordering). As well as completing high quality photographs and floor plans, they will verify the property details and may complete the EPC. *depending on services chosen

Go-Live

Your property will be ready to review online asap after the home visit (usually 1 – 3 working days), or if you are providing your own images for the advert you can go live as soon as all of the details have been uploaded. You will be alerted to review the details following a home visit by email and once you are satisfied your property will go live across our full network of property websites. If you have required a valuation guide we will discuss the report we have created with you and agree on a valuation before going live.

Viewings

Whenever a potential buyer contacts us wanting to view your property we’ll contact you straight away to arrange a date and a time. After each viewing we’ll check how it went, upload the feedback to your client site where you can also see your statistics which show how many people are looking at your advert.

Referencing/Credit Checks

We’ll create a comprehensive tenant reference report for every adult on the tenancy agreement. Referencing includes a credit check, affordability check, written previous landlord and employers’ references. Tenants are charged a £75 referencing fee per tenant. If you have paid for this service ahead of time the tenants will not be charged.

Tenancy Agreement

We’ll provide an ARLA accredited template tenancy agreement for you to complete with the tenant.

Initial Rent Collection

We’ll arrange for the first money transfer from your tenant, passing it into your bank account where this service has been chosen.

Standing order arrangement

We’ll arrange for all future rental payments to be transferred automatically from tenant account, to your account (where this service has been selected).

Deposit collection and registration

The deposit will be registered with TDS (England and Wales) or mydepositsscotland (Scotland).
