House Simple are delighted to bring to the market this stunning Victorian villa brimming with original features and set in the beautiful west coast of Scotland.
Situated on the southern shore of Campbeltown Loch Barbreck House enjoys magnificent views over the loch to the islands of Davaar and Arran. Behind the house the rhododendron clad hill rises steeply towards Bengullion. This traditional Scottish red sandstone villa was built in 1894 for a Distillery owner on land purchased from the Duke of Argyll. The house was extended in the 1920s with the addition of a new kitchen. A further extension of a rear morning room and utility room were added by the present owners in 2006. The ground floor is accessed via the main door situated on the left of the property. On this floor there is a vestibule leading to the inner door and the main hallway which gives access to the living room, dining room, study, television room kitchen (with range style cooker) and cloakroom (toilet and wash basin with plumbing for bath and shower). There is a large walk-in cupboard and under stair airing cupboard. The morning room is attached to the kitchen in open-plan. The rear entrance is into the morning room.A large open staircase leads to the firstfloor which contains four double bedrooms all with en-suite shower rooms. There is a side entrance and stair access to the first floor. This entrance complies in full with fire escape regulations. Previous owners had used the house as a Bed & Breakfast business. The sitting room, master bedroom and TV room have the original Victorian wooden fire surrounds and all rooms in the main house have original cornices. Furthermore, all room doors and skirting boards are original, all windows are double glazed and have the original wood panel surrounds. The sitting room and main bedroom have full width four window bay windows commanding magnificent views towards the islands.
The large garden is laid to lawn with a variety of trees and shrubs. These include two manicured holly trees, two fuchsias and a very large hydrangea
On the shore side of the road in front of the house and slightly to the side is a small triangle of land co-owned with the owner of the adjacent house to ensure the view from both houses remains as it is, magnificent
There are extensive outbuildings on the plot which is approximately half an acre. There is a large stone double garage, with a large paved parking area in front, a wooden summer house with decking (also with stunning views across the loch), a single garage size stone outhouse with double doors and a small wooden shed. The pool house (12metres by 8 metres log cabin) contains a swim spa, which has a large 6 person hot tub, a counter-current pool and a German sauna and fitness centre.
Campbeltown is a small coastal town on the south-east of Kintyre whose Mull was committed to song in Paul McCartney's 'Mull of Kintyre'. The town has good travel access with two return flights to Glasgow International Airport each weekday from the local airport 3 miles out of town. There are several direct bus services to Glasgow each day and a ferry from Ardrossan 3days a week from late spring to autumn. The road journey from Glasgow is through some of Scotland’s most spectacular scenery.
For the sport enthusiast, there are three links golf courses in the area. Machrihanish boasts a championship course and the newer Dunes course while Southend (10 miles away) has an 18 hole links course. Sailing facilities are excellent with a thriving Sailing Club on the north shore. Yacht moorings are available for rent adjacent to the Old Quay or a mooring can be purchased in Campbeltown Loch in the vicinity of Barbreck. Fishing and hiking are readily available.
