House prices have gone up by 5.8 per cent in the last year, according to Nationwide .

Alexander Gosling, director of Housesimple.co.uk comments: "There's no doubt that many buyers are being driven by fear, too. If they don't buy now, they could lose out for good.

"UK consumers are gambling on an economic recovery that is by no means in the bag and a property market that is being artificially propped up."
