The most affordable and expensive postcodes in Yorkshire

The average house price of a Yorkshire and Humber property currently stands at £188,632, according to our latest research.

Analysis of the region’s property market using Land Registry figures reveals significant variations in average sale prices between different areas in Yorkshire and Humber so far this year. Average prices are highest in North Yorkshire at £262,873, while the most affordable average house prices at £152,355 can be found in Lincolnshire.

Most affordable towns across Yorkshire 

The analysis by Housesimple revealed the most affordable properties in the Yorkshire and Humber area. 

It found the least expensive place to live is in central Bradford, specifically Eastbrook and Wapping, in the BD1 West Yorkshire postcode area. Average property prices stand at £74,127.

The HU2 postcode, 1km north-west of the city of Kingston upon Hull in East Riding of Yorkshire, also boasts low house prices in comparison to the regional average, with sale prices currently averaging at £74,712. 

Other affordable areas include Grimsby, Cleethorpes and Healing in Lincolnshire, where attractive properties and family homes with the postcode DN31 average at £75,227. 

Half of the top ten most affordable postcodes are located in West Yorkshire. Alongside BD1, house prices in postcodes BD5 (£76,318), BD3 (£77,920), BD7 (£91,260) and HX1 (£93,658) also made it into the top ten. 

A couple of affordable South Yorkshire areas include those in Sheffield-based postcodes S14 and S4. Prices average £82,894 in Gleadless Valley (S14), located 4km south of the city of Sheffield, and £90,678 in Grimesthorpe and Pitsmoor (S4), just 3km north-east of the city. 

According to separate Land Registry records, homes in Sheffield managed to achieve 99.6% of their initial asking price during the past 12 months, suggesting strong buyer demand in the city.

Most expensive towns across Yorkshire 

The analysis by Housesimple also revealed some of the more expensive regions to buy a home in the Yorkshire and Humber area. 

With average sale prices of £388,827, the S17 postcode consisting of Dore, Totley Brook, Bradway Bank, Totley Rise, and Totley, claims the most expensive property prices. The much sought-after location is situated just 8km south-west of Sheffield with excellent transport links into the city centre. 

The YO60 postcode in the county of North Yorkshire is not far behind. Containing Flaxton, Sheriff Hutton, Welburn, Mowthorpe, and Low Hutton prices in the region average £385,658.

Unsurprisingly spa town Harrogate also made it into the top three most expensive postcodes. The HG3 postcode spans across some of the western suburbs as well as a large rural area north and west of the town. Properties in the region average £374,968, including the areas of Pannal, High Meadows, Killinghall, Spofforth, Bishop Monkton and Glasshouses.
