What’s more, Barclays also discovered that buyers now consider a good broadband connection even more desirable than a garden. Fibre optic is currently the fastest type of broadband, and some providers offers super speedy connections of up to 300 MB/s. If this service is available in your area, it’s worthwhile upgrading.

Extra power points

With more than half the UK population owning tablets, many buyers are likely to check the number and location of power points when viewing properties. If your home is light on power points, you may wish to consider installing a few more ahead of viewings. Beside beds, next to sofas and near dining tables are all practical places for additional sockets. For added appeal, choose power points with USB charging ports, as 36% of UK homeowners say they plan to install them.

Underfloor heating

Underfloor heating is a real luxury for the winter months. It's energy efficient, too – an advantage to point out during viewings. It can be expensive to install (at around £75-£100 per square meter) but could earn you back up to £4,000. If you don't want to spend too much, consider just installing this feature in the bathroom.

Smart technology

Sensors that automatically turn the lights on when you enter a room and thermostats you can control from a mobile are just two of the smart devices that can add value to your property. More than a quarter of buyers say that they're looking for smart homes, so this technology could help you get a very successful sale. Some packages only cost a couple of hundred pounds to install, but do shop around to find the best one for your property.
