Worst of all, we tend to sell a house at life changing moments - a new or growing family, a new job or the loss of a loved one. We get slammed by enormous stress and cost just when we are focusing on the things that matter most. 

At Housesimple we think it's time for change. We believe buying and selling your house should be a great experience. 

That’s why we are making it simple, transparent and free. 

We are the first estate agent in the UK to sell your home for free. We don’t charge any commission or upfront fees. Whether you own a studio flat or a mansion, you won’t pay a penny to sell your home, potentially saving you thousands of pounds.

But we know you don’t just want cheaper, you want better. That’s why you get an outstanding, fully managed service from a dedicated team working together to sell your home quickly, easily and for the best possible price.

There’s no catch. We put you at the heart of everything we do.

 It’s the first question we get, so here’s the answer. We can sell for free for three main reasons:

  1. We focus on the entire customer journey, not just the sale. We recommend useful services when you need them - such as mortgage, conveyancing and insurance advice. There’s no obligation, but if you use one of our partners we get a commission, which we are up front about from the start. 
  2. For every property we list, we generate 15 buyers. We help buyers with a range of services too, whether it be with mortgages or a concierge service to help switching over the utilities. 
  3. Last but by no means least, we don’t have expensive branches and use technology to be more efficient, so we have a lower cost base. We can pass on those savings to you by not charging sales fees.

We still offer the same great service as before, supporting you from valuation through to completion. You deal with real, friendly people throughout. You get photos and floorplans; ads on Rightmove, Zoopla and other portals; a ‘for sale board’, full support with negotiations and sales progression, and recommendations for useful services when you need them.

We are free in Yorkshire and the North West, and expanding soon

In January 2019 we began a regional trial of our free service in Yorkshire and found people responded really well, in fact we’ve increased listings five-fold since the start of 2019. In April we expanded free to the North West of England, and in June we became free only, the first company in the UK to do so. 

Our goal is to offer our free service nationwide, but we’re not extending our service to the whole of the UK in one go because we think demand will exceed our ability to service all our customers. 

So we are permanently offering our free service in Yorkshire and the North West and will start to roll-out to other specific towns and cities across the UK. This means we can manage demand and make sure we’re building out our team to continue to offer a brilliant service to our customers.
